X-FILES™ is a database of disciplinary actions taken by each State as well as a search of public records for bad acts. Monitoring appraiser behavior is a challenge given that each State has different processes and procedures for managing complaints. It is quite possible that the "bad actors" remain in the pool of eligible appraisers after they have been indicted for fraud or have cost your institution financial harm. It really doesn't matter if incompetence or fraud is the cause. The results are the same. It is an unnecessary risk that can be mitigated by proper due diligence.
iGUIDE™ is a searchable database of regulatory and compliance guidelines for lenders, appraisers and AMCs- Fannie Mae, Freddie Mac, VA, FHA, FIRREA, Interagency, Financial Regulatory Reform and more. Lenders and appraisal management companies may also include their internal guidelines to be easily disseminated to the appraisal community. Easy navigation, indexed and aggregated.

Within Clearbox® is an area where we allow appraisers to list their fees for specific appraisal products. As this data is updated, we aggregate it to bring our clients real-time and accurate fee survey data that can be used to determine the customary and reasonable fees for a specific market.
AREA 56™ is a database of all AMC, BPO, and other appraisal legislation at the state level. Why 56 instead of 51? With all states, territories and the District of Columbia there are 56 jurisdictions. No, we don’t intend to imply that anything bizarre might be occurring in this space.
